On November 20th, Berklee closed the deal, purchasing the half-acre site at 2 Charlesgate West for a whopping $28.1 million. And this is the part most people miss: the seller, Samuels, bought it for the same price at a foreclosure auction just two months prior. It's a move that has left many scratching their heads.
Peter Sougarides, co-president of Samuels, describes it as a partnership, as Berklee already occupies a Samuels-owned building nearby. "The 2 Charlesgate parcel has been on our radar for years," Sougarides explains. "When we saw the opportunity to purchase it, we knew Berklee might be interested. Together, we decided it was best for them to buy it, and we're excited to collaborate further."
But what does Berklee have planned for this new space? That remains a mystery, as the college has stayed tight-lipped. Some speculate they might occupy the existing office space, while others wonder if they'll pursue an ambitious plan for a 400-unit apartment tower, previously proposed by a British dorm owner.
Jim Lucchese, Berklee's president, hints at the need for more room, citing it as the school's most significant challenge. "Our conversations have created a sense of urgency to secure additional space," he says. The Charlesgate site, just a stone's throw from Berklee's main campus, offers a unique opportunity to expand and connect their community.
